The Fountains at Memorial City offers a dedicated package locker room managed by our concierge team, providing residents with a secure and convenient way to receive and retrieve their packages.
What are the income requirements?
We require 3x the rent.
How do I apply to The Fountains?

How long does the application process take?
It can take up to 72 hours from getting all completed applications and income documents.
What fees are due at move-in?
The administrative fee is the only additional fee associated with move-in. In addition, the applicable security deposit, any pet-related deposits or fees, and the first month’s rent are due at move-in.
Are utilities included in the rent?
Utilities are additional to the monthly rent and fees
What is the lease term length?
We offer anywhere between 3-18 month lease terms
Is smoking allowed?
Smoking is not allowed. We are a smoke-free community.
Is there a garage or covered parking options?
We have a covered parking garage.
Do you offer discounts for preferred employers, first responders, teachers, or medical professionals?
We do offer a 5% live work play discount if they work at the Memorial Hermann Hospital
Is maintenance available 24/7?
We do have on-call maintenance for any emergencies after hours and on weekends.
